Most of Eloy's career before Hardy Electric was on commercial and industrial sites, and it is the work he wants more of. For general contractors and property managers in Southwest Riverside County and San Diego County that means tenant improvements and restaurant remodels, building signs and parking-lot light poles, conduit runs in warehouses, troubleshooting across a portfolio, and the thermal-imaging audits insurers ask for at renewal. He pulls his own permits, reads the drawings, and works around tenants who are open for business. Licensed California contractor, CSLB #1146740.
01The Work
Commercial scope
Tenant improvements and remodels. Power and lighting for office, retail, restaurant and medical suites, built from the plans and coordinated with the GC's framing and ceiling schedule. This year Eloy wired a restaurant remodel in Chula Vista with a custom recessed LED design, then got the kitchen hood's Ansul fire-suppression and exhaust system running from the technical drawings in the two days before final inspection, with parts shipped overnight and a night shift to finish. Permitted and inspected with the rest of the TI.
Signs, poles, conduit and service. Building signs serviced and installed, parking-lot light poles repaired or converted to LED, conduit runs in warehouses when equipment arrives or moves, and troubleshooting a dead circuit or a tripping breaker in one suite without disturbing the others. For apartment buildings, Eloy replaces meter stacks and distribution equipment. Work gets scheduled before open, after close or on a weekend when the tenant needs it.
Thermal-imaging audits for insurance renewals. When a policy comes up, insurers often want a report on the switchgear, meter mains and subpanels feeding the building. Eloy scans the equipment with a thermal camera during peak hours, when it is working hardest, because excess heat is the giveaway that a connection or component is failing. Sometimes the fix is maintenance and a snug on the terminations; sometimes a discontinued part means replacement. Property managers, hotels, retail centers and apartment owners get a straight report either way.

03How Long
Service calls on managed properties are scheduled directly with the property manager, around tenant hours. TIs follow the GC's schedule, with electrical rough-in, inspection and trim-out dates agreed up front. Thermal audits are booked for peak hours so the equipment is under load.
04What It Costs
TIs are bid from the plans, with permits and planning built into the price. Repairs, retrofits and thermal audits are quoted after a site visit, and managers who want one electrician across their whole portfolio get one point of contact for all of it. Estimates are free.
Quoted before the work starts. The number agreed is the number paid.
